Most homes built before 1980 use traditional three-coat portland cement stucco: scratch coat, brown coat, and finish coat over metal lath. Homes built roughly 1985 to 2005 frequently used EIFS — a synthetic foam-core system. Newer homes may use two-coat hard coat systems or acrylic-based finishes. Each system requires different repair materials and methods. We identify the system before starting any work.

Hairline cracks that have been present for less than a season are generally not urgent. Signs that warrant prompt attention include cracks wide enough to insert a credit card, soft or hollow-sounding spots when you knock on the wall, visible staining or white mineral deposits, or areas where stucco is pulling away from the wall. Any crack that has been open through a monsoon season has likely allowed moisture infiltration.

Small surface repairs are relatively affordable. Moisture-damaged sections requiring base coat preparation and substrate drying are more involved. Full exterior resurfacing is the upper end of the range.
